K11 Group last week unveiled its first Grade A office building project in Shenzhen, a new milestone in the firm’s expansion plan in the Guangdong-Hong Kong-Macao Greater Bay Area (GBA).

The project, K11 ATELIER, is located in the center of the Guiwan area in the Qianhai Shenzhen-Hong Kong Modern Service Industry Cooperation Zone. It consists of a twin tower: a 212-meter-high north tower and a 130-meter-high south tower.

The two towers are connected by a north-south bridge and a sunken plaza integrating art installations, with commercial, art spaces and green parks, providing a workplace that sparks creativity and exchanges of ideas for the next-generation workforce, K11 said.

The north tower consists of a four-story underground space, a four-story podium and a 39-story tower. The office spaces are customized to cater to specific needs of different businesses and are designed to promote creativity.

The use of human-oriented technology, including an automatic elevator dispatching system, contactless intelligent speed gates and smart parking systems, ensures efficiency and safety in the workplace, K11 said.

The project also integrates green and sustainable development into the everyday office environment, contributing to the establishment of a green financial center in the GBA.

A sky garden, located on the 5th floor, provides a multi-layered green space with seating areas for meetings, team building activities and performances, catering to a variety of needs.
